London's housing stock is not one thing, which is exactly why a single template page cannot serve it. Inner London, in boroughs like Camden, Islington, Hackney and Lambeth, is dominated by Victorian and Edwardian terraces built roughly between 1860 and 1910, most originally roofed in slate with no breather membrane at all, because felt underlay was not standard practice until well into the 20th century. Where spray foam has gone into a roof like this, it is usually sprayed directly onto bare slate and bare rafter, with nothing between the foam and the tile above it.

Move out to the suburbs and the housing changes completely. The ring of semi-detached "Metroland" housing built through the 1930s along the Underground and mainline railways, through Pinner, Wembley, Ealing and out towards Bromley, was built with proper sarking felt under the tiles. That gives the foam something else to bond to, and a different removal problem: the felt often comes away with the foam rather than the slate itself. Further out again, post-war estates and more recent infill bring trussed rafter roofs closer to what a new town like Milton Keynes has throughout.

What ties London's stock together is loft conversions. A high proportion of London lofts are already boarded, part-insulated between the joists, or fitted out as a room in the roof, which is exactly the kind of restricted access that moves a quote into the higher end of the extras table. A loft that is boarded and half fitted out is a different job to an empty Victorian roof space, and a quote that does not distinguish between the two is not one to trust.

How the job runs

Parking, access and timescale across London

The biggest variable on a London job is not the roof, it is the street. Most inner London terraces have no off-street parking, so a van needs a resident's permit, a council dispensation or a short-stay bay arranged before the job is booked, not on the morning it starts. Several inner boroughs also sit inside the Ultra Low Emission Zone, which affects which vehicles can be brought to site without a daily charge. Waste is bagged in the loft and carried down through the house, which on a mid-terrace with a narrow staircase and a loft hatch barely wider than a bag takes longer than it does on a detached suburban house with a full landing.

A standard mid-terrace with open cell foam is normally a one to two day job. A semi-detached Metroland property with closed cell foam and a felt replacement runs closer to the three to five day range the site quotes generally. Scaffolding, where it is needed, brings its own party wall considerations on a shared London terrace that simply do not come up on a detached house elsewhere on this list.

My loft is already boarded and part fitted out, does that change the price?

Yes. A boarded or part-converted loft in a London terrace counts as restricted access under the extras table, adding roughly 15 to 20% because there is less room to work in and more to protect. It is priced at the inspection, once a surveyor has actually seen the space, not guessed over the phone.

I have nowhere for a van or a skip to park outside my house, is that a problem?

No, but it needs arranging. Most inner London jobs need a parking permit or a council dispensation booked in advance, and waste is bagged and carried out rather than skipped on a street with no frontage. This is sorted before the removal date is confirmed, not on the day itself.

How long will a London terrace take?

One to two days for open cell foam on a standard mid-terrace, longer if the felt has to be replaced or the loft is already part-converted. Detached and larger Metroland houses with closed cell foam typically run three to five days.

Will removal fix a declined London mortgage or remortgage?
